Yes, of course, because you own it. Your estate will need to sell the property. Management has first option to sell the property for you.
No. To preserve our community nature, landscaped environment and tranquillity of Kingsgate Village, letting or leasing of home is not permitted.
Your personal security and wellbeing are paramount to the Kingsgate Village management. Home help, meals on wheels and other community support services are available through Mitchell Shire ‘Community Care’. Please speak to the office to get information on these. There is also the comfort of living in a friendly Neighbourhood Watch community.
Your rubbish is collected weekly and recycling fortnightly. All we ask is that you have your bins ready for collection on the nominated day.
Life at Kingsgate Village can be as active or leisurely as you wish to make it. The hub of activity is the community centre with its large meeting lounge, kitchen, hairdressing salon, billiard area, library and theatre. Adjacent to this area is the gymnasium, Bowling Green, swimming pool, and an outdoor entertainment area. Whether you take advantage of some or all of these facilities and friendships is entirely up to you – but they are there if you want them.
At Kingsgate Village, you do not have to leave your friends behind. Most residents maintain outside interests, such as theatre, bowling and either visiting friends or having friends come to the village.
Only the basics, like anywhere else, you pay for your own usage of gas, telephone, water & electricity. All our homes are separately metered.
House insurance and site fees are direct debited through Kingsgate Village Rates, garbage collection, lawn mowing and general village maintenance are included in your site fees.
No. Kingsgate Village is not a retirement village. Therefore, there is no need to be retired. We only ask that you and your partner are 55 years or older. You have the flexibility to maintain whatever work situation you wish.
We have a facility for visiting health and medical professionals. We can also provide a list of contact numbers for other medical services, such as chemists and podiatrists. You will also be pleased to know that we have a fully fitted hairdressing salon, which will be open at advertised times.
However, Kingsgate Village is an independent living village, and it would be expected that all prospective residents are able to manage their active daily living tasks at the time of entering into any agreement or lease.
The managers are responsible for all day-to-day running within Kingsgate Village. This includes the supervision of maintenance and upkeep of all common areas, office administration and the well being of all Kingsgate Village residents.
Of course! However, they must follow the same rules as the Kingsgate Village residents. We believe that it is important to lead an ongoing happy and healthy lifestyle.
By leasing the land, rather than buying it, you not only save many thousands of dollars – making it more affordable, but you make the transition to independent living with greater peace of mind. This gives you the same rights to the property and security of possession without the high costs of having to own the land. In other words, you occupy the land as if you own it but you don’t have to buy it.
You may qualify for the Federal Government scheme called ‘rental assistance’, which makes it even easier for you to live at Kingsgate Village. This rental assistant is available to you as a government refund, which is included in your pension every fortnight.
Yes. Fees will be increased once a year and are strictly limited and may not be greater than the Consumer Price Index (CPI). The fees are adjusted at the same time as your pension and rental assistance rebate.
You can sell your home at anytime by giving management at least 30 days written notice. You are then free to sell your home however you wish i.e: through our Village Sales office or an estate agent of your choice.
No. As you are purchasing the home and leasing the land, no stamp duty is payable. This results in significant savings, which can be directed to other lifestyle needs.
We understand that pets form a major part of a lot of families and existing pets, such as small dogs, cats and caged birds, are welcome. It will be your responsibility at all times to ensure that your pets are well behaved and quiet.
Yes. Kingsgate Village has 24- hour video surveillance cameras. Access via boom gates are only available to the Village residents and staff.
